RENTAL POLICY
1. Furnishings:
Apartments are attractively furnished including all appliances, utensils, color tv , linens,
telephone, etc. "A", "B", & "C" units have washers and
dryers, laundry facilities are available for "D" and "E"
units No daily maid service - No linen exchange
2. OCCUPANCY: Three day minimum on holiday
weekends (Memorial Day, July Fourth and Labor Day).
Three day reservations taken one week prior to arrival
date only. Rates shown are for 4 people in one
bedroom, 4 people in two bedrooms, 6 people in three
bedrooms, and 8 people in four bedroom units. In
apartments that will accommodate more people, an
additional charge of $10 per person over 6 years of age
per night will apply. Maximum number of guests in any
unit will be determined by actual sleeping
accommodations and or the manager. All guests must
be registered at the office. Violation is automatic
forfeiture of damage deposit. All vehicles must also be
registered in the office with the year, make, color, and
license number. Please have this information available
at check-in.
3. ALL reservations are plus a one time cleaning service charge (A $90 / B $84 / C & D $68 / E $52, plus tax)
4. Deposit: Reservation/damage deposit is $200 on all
reservations. All Spring deposits are $300 (March 1-
April 30). Reservation/damage deposit becomes
damage deposit on check-in. (Personal checks
accepted on advance reservations only.). Reservations
will be held until 5:00 p.m. on scheduled arrival date.
Deposits are held as a damage deposit until after
departure and are not a part of or applied to rent.
Deposits are refunded by mail within fourteen working
days after departure. Unpaid telephone charges,
lockout charges, lost key or I.D. pin charges will be
5.10% AARP DISCOUNT applies to Spring / Winter
rates only. No discounts apply to Spring Break
Rates, the separate telephone charge or electricity
charge.
6. LOCKOUT CHARGES: A service charge of $50
cash is required on all lockouts. Lost key charge $45
per key.
7. PAYMENT: Personal checks are not honored for
rent. Cash, travelers checks, MasterCard or Visa will
be accepted for rent and tax. No credit cards accepted
on monthly rent, lost keys/I.D. pins, phone or lockout
charges. Rent is due date of occupancy or reservation,
whichever comes first. Extra days on monthly or
weekly rates will be 1/30th or 1/7th of the rates as
appropriate. NO REFUNDS FOR EARLY
DEPARTURES. All rates subject to Florida Tax.
8. TELEPHONE: Twenty-four hour private line service
in each unit. Monthly guests pay $27 to cover all local
calls.
9. CANCELLATION POLICY: 30 days on monthly/14
days on weekly required notice prior to arrival for refund
of deposit.
10. WINTER RESERVATIONS for less than three
months may be booked no more than one month prior
to date of arrival. All monthly rates are plus electricity
and telephone.
11. SPECIAL REQUESTS: Every effort will be made to
provide your special requests; however due to unit
sales, owner use, maintenance, etc. WE CANNOT
GUARANTEE A SPECIFIC CONDOMINIUM UNIT,
FLOOR, BEDDING CONFIGURATION, etc.
12. DAMAGES: Not responsible for damages to or
loss of personal property or automobile.
13. NO PETS, NO GROUPS OF STUDENTS,
GROUPS UNDER AGE 25 UNLESS ACCOMPANIED BY
PARENTS. STRICKLY ENFORCED. All rates subject
to change without notice.
